The citizenship-by-investment programme offers the option to invest in real estate, and thus recover your funds (after the five year minimum holding period). To qualify for citizenship under the real estate option, the government requires applicants to make an investment in designated, officially approved real estate. In addition, two or more applicants who have executed a binding sale and purchase agreement may apply jointly for citizenship by investment provided that each applicant contributes the minimum investment.

Beneficial ownership of real estate is permissible through a non-profit company provided that the company has issued all of its authorised shares to the applicant(s), is established and is in good standing under the laws of St. Kits and Nevis, is not an exempt or offshore entity and submits irrefutable evidence as to its beneficial ownership, which evidence shall be certified by the Registrar of Companies.

Overall real estate prices in St. Kitts and Nevis remain low compared to other Caribbean islands, and provide substantial room for capital appreciation. Our due diligence has found that between 2009-2012, apartment values gained from between 5%-9% per annum, and select pre-construction resort investments increased betwen 7% – 12% per annum during the same time period. These figures are based on 238 transactions during this period. Latest research in property market values and the property market appreciation indicates an acceleration in property appreciation when comparing it to recent Department of Inland Revenue statistics.
